The first step when buying a new home is to establish a plan for how you’re going to pay for it. Let’s face it. Most people don’t have large sums of money laying around to pay cash for a home, so the vast majority of us buy a home with a mortgage. Since you don’t want get your heart set on something you can’t qualify to buy, it just makes sense to get pre-qualified by a lender before shopping for your home.
It’s also important to know that sellers and their agents won’t even consider an offer unless it’s accompanied by a proof of funds or a mortgage pre-approval letter from a local lender. Just a word of caution, many home buyers have had bad experiences with out-of-state and/or internet based lenders, so you’ll want to use a lender that’s recommended by your agent, family, or friends that have used them in the past.
Choosing a lender can be challenging if you’re not familiar with the process. Beginning Your Home Search
Once you’ve gotten pre-approved with a local lender, the next step is to call one of our friendly and helpful agents who can guide you successfully through your home search. If you haven’t already chosen which Craig Liles Team member you’ll be working with, simply fill out your information on our contact page, and we’ll be in touch with you right away.
During our initial phone call, we will try to get a clear understanding of your goals and help you determine the best home search criteria for your specific needs. Of course, there may be big difference between your ‘wants’ and what you actually ‘need,’ so start with a small list of the five most important criteria you need in your home. Then, we can add the ‘wish list’ to the basic needs and create a comprehensive home search based on that data. The initial consultation only takes a few minutes but we prefer to meet soon after and discuss in more detail about your specific situation. We can review the initial search and fine tune it based on your feedback after viewing homes online. This preliminary work will pay off BIG-TIME when we actually start going out home shopping.

Submitting Your Offer
You’ve picked out the house of your dreams, so now what? First, we look at property values in the neighborhood and guide you on the most appropriate offer price. Once we have an understanding of the home’s value, we determine a strategy to negotiate with the sellers.
There are about 30 pages of paperwork that need to be completed, and it takes about 30 minutes to go through everything. If you’re not local, we have the technology to email you the paperwork so you can sign it digitally, saving you a lot of time and hassle. No more scanning documents or running to your local office supply store just to fax paperwork.
Essentially, all you need to make an offer is the mortgage pre-approval, choose a home, and sign the paperwork. If accepted by the seller, we’ll need a good faith deposit check within the next few days and it’s typically held by the listing office until closing, where it’s credited towards your closing costs.

How Much Does It Cost to Work With The Craig Liles Team?
Nothing at all! In most cases, we don’t charge our buyers a fee for our services. You might be asking yourself, “how can I be getting this level of service for free?” The truth is, sellers offer incentives to agents representing buyers, and we’ve structured our business to ensure that we receive payment from the seller – not you.
Beware of other offices requiring a fee from the buyer. These hidden fees are often referred to as ”Broker Service Fees” or a ”Conveyance Fees.” These fees are added to your settlement sheet as an additional charge to your closing costs and can amount to hundreds of dollars.
